View your home as a prospective buyer. Make it sparkle. Remember first
impressions are lasting!
1. Yards and Exterior of your home.
This is the first thing that a buyer sees.
A. Keep your lawn well trimmed.
B. Put away all lawn equipment and toys.
C. Arrange outdoor furniture and firewood neatly.
D. Plant extra flowers for color if possible.
E. Walk your fenceline. Repair broken areas and paint or stain spots
that are in poor condition.
F. Check siding, window sashes, trim and shutters. Clean and paint if needed.
G. Clean debris from roof and gutters. Repair any worn out shingles and realign
gutters if needed.
H. Wash driveways and sidewalks.
I. Replace all broken windows and screens. Wash them.
J. Keep garage clean and neat with garage door CLOSED !
K. Remove any unused automobiles or clutter from yard.
L. Clean or paint front door if needed and make sure that the doorbell works. 2. Interior of your home. A. Arrange furniture so the rooms appear spacious. Discard unused items and clutter. B. No matter what the season, do your spring cleaning. Open windows from time to time to let the stale air and odors out. C. If needed touch up with a fresh coat of paint. D. Clean windows and mirrors so they sparkle. E. Check closets. Arrange them neatly so things will not fall out and injure your buyer ! F. Keep kitchen countertops as clean and clear as possible. Remove unused items and clutter. G. Clean oven and all kitchen appliances. H. Clean bathroom and all appliances. Especially clean the caulking. I. Go through the basement and attic. Arrange things so they appear spacious. It may be a great time for a garage sale ! K. Get your tool kit out. Tighten loosed doorknobs, drawer pulls and other L. Replace blown light bulbs. M. Open drapes and blinds for more light. N. If possible, put fresh flowers out for an inviting appeal.

a signed contract.

Did you know ?
“Closing Costs” sometimes can be expensive. Negotiate all fees
as part of your deal. You may agree to pay most, some or none of the
closing costs associated with the buyers closing their financing. Under the
guidelines for the most used loan programs the seller is allowed to do the
following:
FNMA/Conventional - the seller may contribute up to 3 % of the sales
price towards the buyers closing costs and prepaids. Not towards the
downpayment required by the lender.
FHA/HUD - the seller may contribute up to 6% of the sales price towards
the buyers closing costs and prepaids. Again, not toward the down payment
required by the lender VA - the seller may pay all of the closing costs and prepaids. If your buyer is eligible for VA financing he/she may qualify for a 100% loan. TIP ! Instead of lowering your sales price you may consider paying some of the closing costs for the buyer. This will lower the cash amount needed for the buyer to close your deal and their loan.
